The estate is located at Labour City Scheme, Coastal Road, Ibeju-Lekki, Lagos. More specifically: Museyo/Iberekodo Village, along the Lekki Coastal Road, Ibeju-Lekki. This places it in one of the most actively appreciated land corridors in West Africa — in the direct vicinity of the Dangote Refinery, the Lekki Deep Sea Port, and the Lekki Free Trade Zone.

This is not "near Lekki" in the vague estate marketing sense. This is a specific, documented location on a government-allocated land parcel with a verified C of O title.

What Title Does the Land Hold?

Government Allocation Certificate of Occupancy (C of O). This is Nigeria's highest and most secure land title. It means the land is officially recognised by the government, the boundaries are surveyed and documented, and your ownership is legally protected from the moment of allocation. There is no ambiguity, no "family land" complications, no excision process pending — this is a clean, government-backed title.

What Plot Sizes Are Available?

Four plot types are available at Lekki Picasso City:

• 300 SQM Residential — from ₦16,800,000 outright
• 500 SQM Residential — from ₦28,000,000 outright
• 1,000 SQM Residential — from ₦50,000,000 outright
• 1,000 SQM Commercial — from ₦53,500,000 outright (pre-launch, first 30 plots)

All prices are all-fees-inclusive. There are no documentation charges, agency fees, or development levies on top of the listed price. What you see is what you pay.

What Are the Payment Plans?

Every plot type allows for outright purchase (with instant allocation) or installment payment over 6 or 12 months, both interest-free. The initial deposit for all plot types is ₦3,000,000.

For the 6-month plan, the balance after deposit is divided into five equal monthly installments. For the 12-month plan, the balance is spread across ten installments. Full payment schedules are provided in the subscription form and can also be requested directly from our team.

What Infrastructure Does the Estate Have?

Lekki Picasso City is being developed with the following infrastructure, all included in the plot price:

• Perimeter fencing around the entire estate
• 24-hour manned security
• Drainage channel to prevent flooding
• Central sewage system
• Street lighting throughout the estate

What Documents Do I Receive After Full Payment?

Upon completing full payment, subscribers receive: Receipt of Payment, Deed of Agreement, and Survey Plan. For installment purchasers, provisional allocation is issued after the initial deposit — giving you documented evidence of your plot reservation while you complete payments. Final physical allocation is issued upon full payment.

How Do I Buy — Especially From Abroad?

The process is entirely digital. You fill the subscription form online, our team confirms your plot and sends payment details, you transfer your deposit to Elitewise Homes Ltd (Providus Bank, Acc: 1309064670), and we send your provisional allocation letter to your email. The entire process can be completed from anywhere in the world without flying to Lagos.

Why Are Only the First 30 Plots Available at Pre-Launch Pricing?

Pre-launch pricing is our way of rewarding early subscribers who take a position before the formal estate launch. Once the first 30 plots are sold, prices will be revised upward in line with market conditions. This is a standard practice for developments of this type, and it creates a genuine incentive to move early rather than wait.
