We believe every investor deserves to know what is happening on their land. This is our March 2026 update on construction progress at Adésewà Estate — what's done, what's in progress, and what comes next.

One of the most common concerns diaspora investors raise when buying land remotely is simple: how do I know things are actually moving? It's a fair question. Our answer is to be direct and specific. No vague language about "ongoing development activity." Just what is actually happening at the site.

Perimeter Wall: In Progress

The perimeter wall is the most visible marker of an estate's progress. At Adésewà, the wall construction is actively underway. The foundation has been laid along the defined boundaries of the estate, and block-laying is progressing from the main entrance section outward. You can see it in the site photos — the wall is not a promise. It's physical and present.

The perimeter wall does two things for you as an investor. Practically, it secures the estate boundary and deters encroachment. Symbolically, it tells everyone who passes Iseyin Road that something real is happening here. Once the wall is complete, the estate becomes a defined, visible entity on the landscape — which drives up the perceived and actual value of the plots within it.

Estate Gate: Structure Taking Shape

The main gate structure is being constructed at the designated entrance off Iseyin Road. The pillars are up. The gate itself, in terms of ironwork and finishing, comes at a later stage, but the entrance is already physically demarcated.

This matters more than it might seem. An estate entrance communicates legitimacy to buyers, neighbours, and the wider community. It turns an estate plan into a place you can point to.

Road Access: Existing and Proposed Routes

The Adésewà estate layout includes both existing and proposed internal roads. The existing access from Iseyin Road is currently usable. Internal road grading and definition is part of the ongoing development programme and will be executed as plot allocations advance.

The government-approved site plan, which you can view on the Our Estates page, shows the road layout clearly — the circulation network accounts for 8,847 square metres of the estate's total area. This is not afterthought planning. The roads were designed into the layout from the beginning.

Plot Demarcation: Defined and Ongoing

Individual plot demarcation — the physical marking of plot boundaries using survey pegs or pillars — is being carried out in sequence with the perimeter wall progress. Plots along the demarcated zones are being physically defined on the ground, consistent with the official survey plan.

For investors who have already made their initial deposit, your allocation letter specifies your plot number. As demarcation reaches your section, your plot coordinates on the ground will match your survey plan. If you want to visit the site personally or send someone to verify, that is entirely welcome and something we encourage.

What's Coming Next

The near-term construction priorities are: completing the perimeter wall along all four boundaries, finishing the gate entrance structure, and advancing internal road grading along the primary access routes. These activities are expected to continue through Q2 2026.

Utility connections — electricity, drainage — are planned as later-stage development activities, in line with how estate development typically progresses in Nigeria. Investors buying now are buying into the foundational stage, when prices are at their lowest relative to the finished product.

A Note on the Current Pricing Window

Adésewà Estate's current pricing — ₦4M for residential, ₦9M for commercial, ₦23.5M for acre — is a flash sale rate that closes on March 31, 2026. From April 1, prices adjust upward to reflect the progress made and the reduced number of plots remaining.

This isn't a marketing tactic. It's straightforward economics: land under active development with a visible perimeter wall is worth more than undeveloped land, and the price reflects that. Investors who buy before March 31 lock in the current rate regardless of what prices do after that date.
